Pick the day and the arrival window that works for you. A 25% deposit holds the date; the balance is due when the work is done.

We show up and work
Confirmation the day before, a text when we are on the way, and a 30-minute arrival window. We bring the equipment and the cleaning materials — you provide access to the property and a working exterior spigot.

Photos, invoice, done
Before and after photos of everything we touched, sent straight to you with your final invoice. Something not right? Tell us in writing within 72 hours and we make it right — we come back and re-clean the affected area, or refund that line item.

Your side of it
Six Things Before We Arrive
None of it takes more than ten minutes, and it is the difference between a smooth visit and a wasted crew day.
- ✓Move vehicles out of the driveway or work area.
- ✓Close windows and doors on the walls we are washing.
- ✓Unlock gates, or send us the code, so we can reach the back of the property.
- ✓Bring in loose cushions, rugs, and anything fragile on the patio or deck.
- ✓Secure pets indoors or in a part of the yard we are not working in.
- ✓Make sure an exterior spigot is turned on and reaches water pressure.
Clearing the work area is genuinely the one thing we need from you. If our crew has to move furniture, planters, or vehicles to do the job, our terms add a 10% moving fee and we can't take responsibility for what we moved — so it is worth the ten minutes.
Your deposit is refundable if you cancel at least 48 hours ahead. It is not refundable if we arrive and can't get to the property or there is no working water supply — the crew day is spent either way. If weather forces a reschedule, that is on us and costs you nothing.

Our mission
Make Austin better, one house at a time.
We started Austin Wash Co. because this city deserves better than what the exterior cleaning industry has been handing it. Not cheaper — better. Service you can actually rely on, priced in the open, done by people who have to see you at the grocery store afterward.
We are not a franchise that bought a territory map. We are not a crew that drove in from three states over chasing a dollar and will be gone by next season. We live here. Our families live here. The homes we clean are on streets we grew up on, and that is the whole reason the work gets done right.
Who we are
Bennett Huddleston & Alex Chavez
We grew up together in Austin — same neighborhoods, same schools, same summers spent outside in heat that has no business being that aggressive. Between the two of us we have spent our whole lives watching this city change, and watching the businesses that serve it get further and further from the people who live here.
So we built the company we would want to hire. Bennett handles the operations and the structure. Alex handles the customers and the crews. Neither of us is a call center, and when something goes sideways on your property, you are talking to one of us — not a ticket number.
Every home we clean is one more house on one more Austin street that looks the way it should. That is the entire business plan.

We serve the greater Austin area, including Westlake Hills, Lakeway, Bee Cave, Tarrytown, Barton Creek, and Circle C. Knowing a neighborhood well means we schedule faster and already know what your surfaces are made of.

Most pressure washing companies blast every home at the same setting and move on. That approach chips limestone, raises the grain on cedar, fogs older window seals, and leaves zebra stripes on concrete. We built Austin Wash Co. to do the opposite — seven promises, each one a direct answer to the most common complaint in Austin's pressure washing market.

We show up. Every time.
You receive a 30-minute arrival window text the morning of your service. If anything changes, you hear from us before we would have arrived — not after.

The price you see is the price you pay.
Every service is priced by surface and square footage, published on the site. No vague minimums. No fees that appear later. You review the final scope before we start.

We don't leave until the work is right.
Before we load up, we do a walk-around with you — or send a before/after photo set if you're not on-site. We don't pack up until the job matches what you paid for.

We treat your belongings as if they were our own.
We ask you to clear the work area before we arrive — it is the one thing we need from you, and we send a checklist so nothing gets missed. Everything still in reach when we start gets treated with care: electrical fixtures covered, landscaping pre-soaked with plain water so nothing sits in solution, and a walk of the property together before any water runs.

You hear from us at three points. Then we go quiet.
Booking confirmation, morning-of service, and a follow-up within 24 hours with your invoice and photo report. That's it. No chasing, no radio silence.

We never expand the job without your say-so.
If we find something outside the scope you booked, we text you a line-item price before touching it. You approve or you decline. We never assume, and we never add it to the invoice and explain later.

We match the method to the surface.
Limestone, cedar, stucco, Hardie board, and concrete each want a different pressure and a different cleaning material. We use the gentlest approach that actually works on what you have — and when a surface needs an in-person look before we quote it, we say so instead of guessing.
