Yes. Minimum job size is $350. Smaller jobs may still be possible — contact us directly and we will tell you honestly.

No. Exterior window washing is its own service at its own price, listed on the menu alongside the house wash, driveway, deck and patio, fence, and gutters. Plenty of customers book both together and several bundles include both — but a house wash on its own does not clean your windows, and we are not going to imply otherwise.

Yes. Natural stone adds 25% to any service line that touches it. Stone is slower to clean and far less forgiving than concrete or siding, and we carry more risk doing it — the rate reflects the extra time and care, not a premium for its own sake. It is always disclosed on your quote, we look at the stone in person before committing to a final price, and you sign a short care acknowledgment before we start.

A 25% deposit is charged when you book online and holds your date. The balance, plus 8.25% Texas sales tax on the job total, is due when the work is finished. Clean Freaks Club memberships are paid in full for the year at checkout, with sales tax collected at the same time.

Cancel or reschedule at least 48 hours ahead and your deposit comes back in full, no questions. Inside 48 hours we may keep it, because that slot is gone. The deposit is also non-refundable if we arrive and cannot reach the areas being cleaned, or there is no working water supply — that is a full crew day either way. If we reschedule you for weather, it costs you nothing.

No. The price you see is the price you pay. The only thing added is 8.25% Texas sales tax, itemized as its own line on your final invoice. If we arrive and the job is materially different from what was described, we stop, show you, and you approve the revised price before any work begins.

Pressure washing relies on force — high pressure blasts dirt off the surface. Soft washing uses low pressure plus a biodegradable cleaning solution that kills mold, mildew, and algae at the root instead of smearing it around, so the result lasts considerably longer. For limestone, cedar, stucco, and painted surfaces, soft washing is the right approach. High-pressure technique on the wrong surface etches stone, strips paint, and raises the grain on wood. We match the method and the cleaning materials to what you actually have.

House exterior soft wash, driveway and walkway cleaning, deck and patio cleaning, fence cleaning, gutter exterior cleaning, and exterior window washing. Each one is separately priced and can be booked on its own, in a bundle, or as part of a Clean Freaks Club membership. We do not currently offer roof washing.

No — soft washing is the method for house exteriors and other delicate surfaces. Concrete driveways and walkways want a commercial surface cleaner and real pressure, or you get streaks and zebra stripes. Iron fences want a different pass than cedar ones. Using one technique on every surface is exactly the mistake that damages homes.

Yes. Our solutions are biodegradable, and we soak the surrounding plants with plain water before and after so nothing sits in cleaning solution. If a bed or a specimen plant needs extra protection, tell us when you book and we plan around it.

Yes — low-pressure soft washing is the appropriate method for limestone. High-pressure washing can etch it permanently. We wash stone at low pressure with cleaning materials chosen for that surface, and we always look at natural stone in person before quoting it.

No. We bring the equipment, the cleaning materials, and the crew, but we run off your exterior water supply. A standard residential hose bib is all it takes — just make sure one is turned on and reaches pressure before we arrive.

The Combo on a 2,500 sq ft home takes 3–4 hours. The Whole Enchilada can run 5–7 hours. The Taco (driveway and fence) is typically 2–3 hours.

No. As long as we can reach the areas being cleaned, your gates are open or coded, and an exterior spigot is turned on, most jobs get done while you're out. We send photos when we're finished.

Light rain is fine. Heavy rain or storms mean rescheduling — we contact you the morning of and move you to the next available date at no charge.

Tell us in writing within 72 hours of the job finishing, before anything is repaired or re-cleaned by anyone else. We will come look at it, and we make it right one of two ways: we re-do the affected work, or we refund what you paid for that line item. Leave the area as-is so we can see and photograph what you are seeing.

Most Austin homes see 3–6 months before mild buildup returns, and 9–12 months before a full reclean is worthwhile. The Clean Freaks Club (two visits a year, spring and fall) keeps it looking freshly cleaned year-round without you having to think about it.

You enter your square footage, pick 3 to 5 services from the full menu, and we come 2 times a year — spring and fall. Your price is built from the services you actually chose and your home size, so nobody pays for a fixed package full of things they do not need. Members also get 20% off anything outside their package, priority 72-hour scheduling, a named coordinator, and their rate locked for two years.

A bundle is one cleaning — pick your scope, we show up once. The Club is a year: two scheduled visits, the same services every time, member pricing on anything extra. Per visit it is the cheapest way to work with us. If you're not sure, start with a bundle and join after your first visit.

Yes. At renewal you can swap services, move up a package size, or move down. Your locked rate applies to the package you originally chose; changing the scope reprices it against the current card.

No. You can join on day one. It is how HVAC, pest control, and lawn service already work — there is no reason exterior cleaning should be the odd one out.

Yes. Cancel any time before your anniversary to stop auto-renewal. Cancel mid-year before either visit and we refund the balance. After the first visit the remainder is non-refundable, but it is transferable to the new owner if you sell the house.
